Consulting

We provide meaningful insight throughout the entire planning, building, and closeout phases of the construction project. Our in-depth expertise allows us to evaluate a project and make recommendations in the owner's best interest.

Management

Every construction project has numerous moving parts. We understand the importance of being intimately familiar with a project in order to effectively coordinate all parties involved and bring the project to a successful completion.

Budgeting

We consider industry standards, historic costs, risks, opportunities, and many other factors to develop and maintain an ideal budget for any project. As more project criteria becomes clear, i.e. structural systems, sustainability, etc... the budget is refined.

Contracts

We act as an owner's advocate while reviewing all contracts, pay applications, and change orders related to the project. We use clear succinct communication to ensure that all requirements are met and there are no surprises for the owner.

Our Process

Step one

Project Planning and Schedule Development

We begin every project by collaborating with your team to understand goals, timelines, and resources available. Our team reviews local conditions, regulatory environments, and current market conditions to build a baseline schedule which is refined as the project progress through each project phase. We identify risks, market conditions, and unrealistic assumptions early—allowing us to adjust the plan and ensure project viability.

Step Two

Request for Proposals and Procurement

We begin every project by collaborating with your team to understand goals, timelines, and resources available. Our team reviews local conditions, regulatory environments, and current market conditions to build a baseline schedule which is refined as the project progress through each project phase. We identify risks, market conditions, and unrealistic assumptions early—allowing us to adjust the plan and ensure project viability.

Step Three

Design Development Phase

As the project criteria becomes clear, a schematic estimate will be completed to determine project feasibility and guide design decisions. During the design development phase, Concept One Group meets with the approving authorities for building approval to make sure all criteria is being met. We lead the project team to produce a Design Development estimate that includes a much higher level of detail than the schematic, including specific systems and interior finishes with input from suppliers and subcontractors. Concept One Group reviews and provides well-informed input on all design drawings.

Step Four

Construction Phase

Concept One Group oversees all construction administration including the weekly Owner/Architect/Contractor meetings, field observation and reports, submittal review and tracking,  RFIs, contingency tracking, and change orders. We walk the jobsite regularly to ensure general compliance and quality workmanship, and to assist with managing consultants, inspectors, and third party contracts. We review all shop drawings and contracts to ensure requirements are being met.

Step Five

Project Closeout & Warranty Period

Concept One Group will provide oversight and facilitation of GC completion ensuring that final inspections are done, and certificates of occupancy are complete. We coordinate the punch list process for building interior, exterior, site work, landscape, and irrigation system including irrigation water source and testing. We will manage the 11-month walk for typical one year warranty period included at 11 months, and work with the owner early to weigh the benefits of an extended warranty period.
